What areas can be provide our services in?
We are covering all Hamilton suburbs and parts of Waikato such as Ngaruawahia, Te Kowhai, Whatawhata, Ngahinapouri, Cambridge and Gordonton. We would travel up to 30 minutes from Hamilton. If you are not sure if we cover your area, please get in touch with us.
What is included in the management fee?
We make it simple. All inclusive fee for our services means looking after the property and guests, property’s mainteannce and organising tradies. The fee also cover booking platforms such as Airbnb and Bookings.com. Our management agreement specifies a full range of services we provide.
How do you adjust pricing for my vacation home?
We review pricing each month and consider seasons, events and the overall performance of your property. Booking platforms give us insights on what competitors are doing, and we set price for your home to maximise the return on your investment.
When do I get paid from bookings?
We disburse the payment to you on the last working day of the month. You will be emailed a financial statement which will make it easy doing income return at the end of the year. We can organise payments for ongoing bills like power, gas and internet so that all expenses are accounted for and recorded on the statement.
Are there specific property standards or safety regulations I need to meet in New Zealand?
The property must be consented and compliant with the Building Code. It is worth checking with the local authorities the zoning and other requirements for a short term rental. Short term rentals is a business, so you operate as PCBU ‘person conducting a business or undertaking’, which means you are responsible for to ensure health and safety of anyone going to the property.
Who pays for cleaning and repairs?
We partner with a number of cleaning companies and they will clean the house after guests vacate. Booking platforms add additional cost for guests to cover standard cleaning. If your property needs any repairs and maintenance done, we organise it through our trusted tradies. Trades invoices are paid from rent collected and recorded on your monthly statements, but our time managing them is included in the management fee.
